  2. FSI = 1.5

  3. Building is G+3

  4. Consider foundation cost as 20% of the cost of superstructure.

  5. Allow 20% of building cost for all services.

  6. Allow 2.5% of overall cost for consultant fees.

  7. Consider 5% provision for contingencies.

Given:

Plot area=60*30

FSI = 1.5

FSI = $\frac{builtup \hspace{1mm} area }{total\hspace{1mm}plot\hspace{1mm}area\hspace{1mm}}$

Total built up area = FSI * total plot area = 1.5*2800 = 2700 sq.m

Assuming rate of construction in western suburb of Mumbai as Rs.22000 per sq.m

Cost of building = builtup area * builtup area rate = 2700*22000=5cr 94 lac

Total cost of building = cost of superstructure + cost of foundation = 5cr 94 lac + 20% of 5cr 94 lac

=71280000 = 7 cr 122lac 80 thousand.

Add 20% of total building cost for all services.

Overall cost of buildinng = total cost of building + 20% of total cost = 7cr 12lac 80 thousand + 20% of 71280000

= 85536000

Final grand approximate cost = overall cost + consultant fees + contingencies

= 85536000 + 205% of OC + 5% of OC

= 9cr 18lac 48 thousand.
