Sinking fund $I_c$ $=\dfrac{i}{(1+i)^n-1} \\ =\dfrac{0.09}{(1+0.09)^60-1} \\ I_c=5.14 \times 10^{-4} \\ \text{Sinking fund instalment} \\ =I_c \times (cost-scrap) \\ = 5.14 \times 10^{-4} \times (10000000-0.1 \times 10000000) \\ =4626$ -

$\text{Repair & maintenance cost}$ $= \dfrac{7}{100}×10000000 \\ = 700000$

$\text{Gross rent = Net rent + sinking fund + Annual maintenance + outgoings}$
